Schmidt & Co
Private villa along the Riviera Maya — the life after the move

Your move, held together.

The work around the house — so you can move your life, not only close on a property.

Schmidt & Co coordinates vetted, qualified professionals for regulated matters. We do not ourselves provide legal, immigration, tax, or notarial services unless explicitly authorized to do so.

Finding a house is not the same as moving your life.

Most people arriving from the United States or Canada discover that the listing was the easy part. Town, timing, residency, shipping, banking, and a school — those are the move. We hold that sequence so you are not assembling it yourself from twelve unconnected introductions.

Plan. Find. Move. Settle. Live.

Advisory first. Specialists where they are required.

One point of contact

Real estate and relocation sit together. You are not handed between a listing agent and a stack of unread WhatsApp chats.

Coordination, not performance

Where the work is regulated — residency, tax, notarial, legal — we engage qualified professionals. We do not pretend to be those professionals.

Local, with international expectations

German-American owned. Mexico based. The standard is the one you would expect at home; the knowledge is from being here.

A short path to a real conversation.

Tell us about the move

A short questionnaire — country, household, budget, timing, and what you need help with.

A focused conversation

We review what you shared and meet you where you are: early research or ready to view.

A path, then the work

If it is a fit, we outline the next stage — property, relocation, or both — and begin.

Questions.

Do you only help with buying a home?

No. Finding a property is one stage. We coordinate the move around it — from first questions through settling in — so real estate and relocation are not two separate projects.

Can Americans and Canadians buy property in Mexico?

Foreign buyers commonly acquire property on the Riviera Maya, typically through structures that qualified professionals put in place. We introduce you to those professionals and stay with you through the process. This is not legal advice — ownership structure depends on the property and your situation.

Do you handle residency and immigration?

We coordinate residency with qualified immigration professionals. We do not ourselves file immigration applications or give immigration advice. You work with the specialist; we keep the rest of the move aligned with that timeline.

How long does a relocation take?

It depends on property, residency, and how ready you are to decide. Some clients are researching for a year; others arrive in a season. We start by understanding your timeline rather than promising a fixed one.

Do I need to visit before I buy or rent?

A visit is the most reliable way to choose a town and a house. We can begin remotely and plan viewings when you are ready. We will not push a purchase you have not seen unless you explicitly want a remote process.

What does it cost to live there compared with Texas?

Everyday costs are typically lower; Texas incomes are typically higher. We wrote that out, with sources, in the cost-of-living guide on this page. International school, heavy air-conditioning, and imported habits can close the gap.

What return should I expect if I rent the house?

Advertised double-digit yields are often gross or optimistic. Recent local commentary more often describes net condo yields in the mid-single digits when the building actually rents. Read the property-returns guide, then ask for the unit’s own year of statements.

What does it cost to work with you?

That depends on whether you need property advisory, relocation coordination, or both. We discuss scope on the first call. No figures are published here because they would be incomplete without your situation.

Ready when you are.
